Cost effective solutions for the Developer and Condominium Association

 

This is a service targeted at small condominium complexes of between 4 and 20 units. 

 

Purchasers of Condominiums have very high expectations of the level of dedicated on

site service that will be provided in maintaining their newly purchased Condo Unit. 

However they are sometimes reluctant to accept the monthly service charge / condo dues associated with the true cost of these services.

 

For the developer of smaller Condominium complexes it is not cost effective to provide the expected levels of dedicated management, maintenance and support services at an acceptable monthly service charge / Condo due.

 

Horizon PMI Ltd is to achieve economies of scale and obtain larger discounted rates by arranging dedicated or third party service contracts across multiple Condominium complexes.  Furthermore Horizon are able to assist the developer in formulating the service offering, obtaining early estimates and calculating the overall contribution by unit for inclusion within sales and marketing information.

 

What’s included in our Condominium Property Management Services:

    • Work with the developer to formulate the service offering and provide an early estimation of the level of Service Charges / Condo dues for the development.
    • Assist with the formation of the Condominium association and attendance at homeowner meetings.
    • Conduct property maintenance reviews, negotiate and supervise service contracts.
    • Manage the collection of dues, maintain cash and reserve accounts, undertake monthly reconciliation of bank accounts, provide regular financial reports to homeowners, assist with budget preparation.
    • Manage the upkeep of common areas and amenities e.g. gardens, pools, gym, fencing, common car park areas etc.
    • Manage the provision of common services e.g. cleaning services, security, grounds staff etc.
    • Introduce and administer rental pool arrangements where offered.

 

Fee:  The Management fee for this service will be negotiated with the Developer and Condominium Association
